Proper Roofing

My dealings with the personal at each stage in the process of purchasing a new roof, gutters, radiant barrier and insulation for my home was a very pleasant experience and seamless in many ways. Salesman Sean was knowledgeable and inspired confidence in the Houston based, family owned company. A walk through allowed us to prepare for the installation. The roofing crew was well staffed and worked diligently to complete the roof in one day, cleanup included. Day 2 involved both gutters, attic radiant barrier and insulation. A lot going on yet again all positions well staffed and everyone knowledgeable about the product with clear communication. A follow up with project manager Jesus to make sure that we were satisfied with the work and a clear explanation of the warranties and that would conclude my very good consumer interaction with Proper Roofing. Quality work with quality products. Recommended!

Excellent presentation and explanation of their roofing system; pressure to purchase/sign "on first visit" for a discounted price. Top-of-the line roofing is their only product but they deliver on what was explained and the product is an Architectural-type roof, 40-year roof so it is not cheap. Preparation (including plastic protection of plants, pool, etc.) installation of under support protections before the roof is installed was impressive to me. Insurance benefits, transferrable warranty are included. We experienced good customer support.

If you need your roof replaced, this is the place to go to get done. This was just the most pleasant business experience I’ve ever had. From the initial contact, to project advisor, to project manager, to all the workers involved, all were professional and did utmost quality work. They performed the job efficiently and communicated to me throughout the process. They also installed new gutters through connection with their partners. I am one happy customer. I wish your business all the success going forward.

Great experience.10/10 strongly recommend. Brian explained everything step by step to me and my parents both in English and Spanish for my parents. He brought samples of the material being used for the roof. Explain warranty and answered all questions and Concerns. Was in contact with us during the entire process and was always available to answer questions. Assigned us a project manager ( Jesus ) who was very helpful and kept us updated throughout the entire project. Took 6 hours to finish completely and even went above and beyond with helping in other small issues unrelated to the roof. Very professional and clean work. Strongly recommend. Will be recommending to friends and family.

I had the worst experience with this company. Proper Roofing uses high pressure sales tactics such as offering a discount to manipulate the situation and persuade you into close the sale on the same day of the inspection. The salesperson also used time pressure tactics, claiming prices would increase approximately 20% if I didn't sign that day. I admit that the sales person did a very good presentation with impressive 3D mapping technology, but now I know it’s all part of the sales tactics to lure you into closing the deal that same day, without time to really think through this big decision. The price of the roof was high, very marked up compared to other roofing companies. Overall, I’m very disappointed, the sales person lied to me in many ways. He offered financing options, but didn’t specify the terms of the loan in the contract, he just mentioned that with my exceptional credit score I would get an amazing low interest rate of about 7% and a big discount of 20% of my home insurance premium. The big discount was $120 a year, which it’s a joke. The loan from Foundation Finance company was for over $23k with a simple interest rate of 17.99% that increases about $10 daily. Of course none of this information was disclosed in the contract and you learn about it until you get your first installment. Proper Roofing and Foundation Finance company have a deal, they’re predatory, shady companies that take advantage of vulnerable people. Beware!! Thank goodness I’m smart and I did the math, obviously I’m not willing to pay almost double for my roof, so I had to pay off the full amount to Foundation Finance Company. I have no savings left, but I feel relieved that I’m not going to get into a horrible debt. Regarding the installation of the roof, it was fast as they promised, it took 2 days, but post-installation cleanup was bad, several nails, screws and puncturing pieces of roof material were left behind in my yard. The materials of the roof appear to be high-quality, but I really don’t know much about them, so I’m not sure. Also don't expect them to care about the appearance, as long as they build a roof that meets their contract specifications, they’re okay with a mediocre job. After installation, humps and lumps appeared on different parts of the roof, they were very apparent, but they didn’t even noticed anything until I complained about it. They also left big gaps by the gutters guards, they left the gutters hanging out of place, they were so visible and looked horribly bad. The project manager admitted that the work was poorly done and sent a “gutter guy” to try to fix them, but honestly they didn’t, still looks the same way to me. Communication wise, it was bad, I had no idea who was my project manager, neither who going to supervise the work, no one but the workers were up there, I had to call the company to ask about it and then they sent a crew manager to check the installation. Like I said, over all I’m very dissatisfied with proper roofing. This was the worse decision I’ve ever made. Update 11/9/2025. The job was completed on Sept 30th, 2025. It’s been barely over a month and my roof it’s collapsing in some areas. I can see the water stains on the roof and I see it looks puffed like swollen, like there’s water leaking inside. I’m extremely concerned now. I called this company to get it checked since I’m supposed to have a 40 year warranty. No one has answered my calls now emails so far. Hopefully proper roofing honors its name and get this checked and fixed asap.
